Project Scope
Option A — Composite Cedar Shake SystemBrava is a synthetic composite cedar shake — the deep, varied profile of hand-split cedar in an engineered tile, installed at 10" exposure with matched starter, hip & ridge, and gable components in the same Aged Cedar colorway. This is the premium path: a shake-true roofline without the upkeep of wood.
Top-tier composite shake system — the closest match to the original cedar character of this home.
Firm option, priced from the MacArthur Company supplier quote. Approval-ready.
| Included | Scope |
|---|---|
| Tearoff & re-deck | Full tearoff and disposal of existing shake; complete new 7/16" OSB deck |
| Roof system | Brava composite cedar shake field tile, Aged Cedar, 10" exposure |
| System components | Brava starter course, hip & ridge, and solid gable/rake tiles, all Aged Cedar |
| Fastening | Hot-dip galvanized ring-shank nails per Brava installation requirements |
| Underlayment | Safeguard 30 hybrid synthetic field underlayment |
| Ice & water | Epilay HT peel & stick in valleys; IKO StormShield at eaves |
| Edges & flashing | New drip edge, valley metal, step and headwall flashings throughout |
| Ventilation | Continuous ridge vent under Brava ridge tiles |
| Addition | 761 sq ft addition roofed in the same system; tie-in flashing allowance included |
| Warranty | Ketron workmanship guarantee plus Brava's published material warranty |
| Site care | Property protection, daily cleanup, magnetic sweep, final walkthrough |
Option B — Designer Shingle SystemGrand Sequoia is GAF's oversized designer laminated shingle — a rugged, shake-inspired profile with deep shadow lines, in Autumn Brown. It delivers the wood-shake character of the neighborhood at a substantially lower investment than composite tile, on the exact same deck, underlayment, and flashing package.
Designer-shingle path — shake-style looks and a full system rebuild at the stronger value point.
Firm option, priced from the ABC Supply quote. Approval-ready.

AgreementA 10% deposit is due at signing to reserve your spot and hold current pricing through the valid-through date. A progress payment of 45% is due before production scheduling; after the required payment has cleared, materials may be ordered and work may begin. The final 45% is due after completion, walkthrough, and any punch-list items from our work are addressed. We accept checks, ACH, Venmo, and credit cards. Checks, ACH, and Venmo have no fee; card payments carry a 2.99% processing fee. If pricing changes due to material cost increases after the valid-through date, Customer will be notified before scheduling.
All known labor and materials are included in the selected roof option. If the prepared deck or edge condition needs correction before the roofing system can be installed, Customer will be notified and given the choice to approve before proceeding. Possible additional work, only if confirmed and approved: fascia correction at $15-25 per linear foot if found during deck/edge inspection; structural framing repairs, if discovered, by written change order.
Our workmanship is guaranteed for the expected service life of the installed roofing system. If a leak or failure is caused by our workmanship, we will return and correct it at no cost. This guarantee does not cover unrelated leaks or damage caused by third parties, later alterations, lack of maintenance, structural movement, or severe weather events.
Materials are covered under the manufacturer's published warranty, which is separate from our workmanship guarantee. Manufacturer warranty details, registration procedures, and claim processes will be provided at project completion. Warranty coverage varies by product and system; contact the manufacturer directly for specific terms.
We watch the weather and protect open areas with tarps and/or temporary underlayment when roofing is exposed. Roofing work can involve short periods of exposure, so if weather changes unexpectedly we will take reasonable steps to protect the property and communicate quickly. This does not make Ketron Roofing responsible for storm damage, unrelated leaks, or conditions outside the work area, but we remain responsible for our workmanship and reasonable jobsite care.
Agreement — ContinuedThis proposal covers only the scope listed in the selected option. Items outside that scope are excluded unless both parties approve them in writing. Ketron Roofing remains responsible for its workmanship and reasonable jobsite care within the contracted scope.
Customer will provide reasonable access to the work area. Vehicles, personal property, and landscaping near the work area should be moved or protected before work begins. We take reasonable care around the property and are responsible for damage directly caused by our crew.
We perform daily cleanup and a final magnetic sweep of the work area. Small nail fragments, metal shavings, or debris can occasionally remain in grass or landscaping, so we ask that shoes be worn around the work area until the final walkthrough is complete.
Payments are due on the dates specified in the payment schedule. No late fees, interest, or penalties apply to either party. If a payment is more than 15 days past due, Ketron Roofing LLC may suspend work until payment is received; work resumes promptly once it is received.
After the 3-business-day cancellation period, either party may terminate this agreement with 7 days written notice. If Customer terminates, payment is due for completed work and non-returnable project-specific materials ordered after the required payment has cleared. If Ketron Roofing LLC terminates, any unused deposit or prepayment will be returned within 10 business days, less the value of completed work and non-returnable project-specific materials ordered after the required payment has cleared.
If a concern comes up, both parties agree to first try to resolve it directly and in good faith. If it cannot be resolved directly, either party may request mediation in North Idaho before pursuing any other remedy.
Agreement — ContinuedYou, the buyer, may cancel this transaction at any time prior to midnight of the third business day after the date of this transaction, without any penalty or obligation. If you cancel, any payments made by you under this contract will be returned within ten (10) business days following receipt of your cancellation notice. To cancel, contact Ketron Roofing LLC in writing by email at mitch@ketronroofing.com, or by phone at (208) 487-6638. After the 3-day period, the deposit is used to hold your production slot and pricing unless Ketron Roofing LLC is unable to perform the work.
This proposal, the selected option, and any signed change orders are the full written agreement for this project. Any changes need to be documented in writing and approved by both parties.
